Southern Gate A development of 3 detached three-storey office blocks

Southern Gate

Client: Saabon Limited
Contract Value: £2.5 million
Duration: 54 weeks
Sector: Commercial/Office
Procurement: Negotiated
Completion: May 2018
Contract: JCT Design & Build 2011

This project involved the design and build of the last remaining site on the Southern Gate office village in Chichester. Block B comprises three separate three-storey blocks each providing 465M3 of high-quality, flexible, open-plan office space, together with car-parking and cycle storage areas.

The steel-framed office blocks have been built on piled foundations adjacent to the main Chichester/ Portsmouth railway line. Building in such close proximity to the railway required constant liaison with Network Rail to enable their inspection and approval of all works.

The interior spaces are open-plan and entirely flexible, allowing for sub-division if required. The buildings required in-situ poured concrete floors with raised access floors above, full data installation provision, and the installation of three hydraulic passenger lifts.

BREEAM rated Very Good.
