Dart Court 16 Affordable Residential Units for Clarion Housing

Dart Court

Client: Clarion Housing Group (Affinity Sutton)
Contract Value: £2.7m
Duration: 58 Weeks
Sector: Residential
Procurement: Negotiated Contract
Completion: January 2022
Contract: JCT Design & Build (2016)

This new development replaces existing units of retirement accommodation which were no longer felt to address the needs of the community and which fell below the standard that Affinity wished to offer their residents. The existing U-shaped arrangement was replaced with a single row of two-storey houses facing Quarry Rise, and a three-storey block of 9 flats perpendicular to it.

Originally the 0.28 hectare site had pedestrian access only with parking on the street, but the new development includes 23 well-lit, landscaped car-parking spaces and a new access road off Quarry Rise.

This affordable housing has been built to Secured by Design standards and many of the units exceed the space requirements of Nationally Described Space Standards. External surroundings are landscaped with existing mature trees retained and new planting and trees introduced. All houses have secure private gardens and flats have private access to either a ground floor terrace, or upper floor balconies. A refuse and recycling store and safe, secure covered cycle parking has also been provided.
